Boca Chase sits off 441 between Yamato Road and Clint Moore Road, with the Glades and Lyons corridor a few minutes south. For years, the interesting restaurant news happened east of I-95, and residents drove twenty-plus minutes to Mizner Park or Atlantic Avenue to try anything new. That pattern is shifting. Five notable food and coffee openings have landed inside a short drive of Boca Chase since January, and the cluster is not a coincidence.
The five-minute radius, at a glance
Every place below is on a road a Boca Chase resident already uses for groceries, school runs, or a Publix stop.
| Opening | Address | Status in 2026 | Best for |
|---|---|---|---|
| Crema Gourmet | Yamato Road | Opened April 2026 | All-day breakfast, weekday coffee |
| Beignets & Brew | 5050 Champion Blvd, Ste D-8 | Opened April 1, 2026 | Weekend treat with the kids |
| Outback Steakhouse | 8841 Glades Road | Opened April 7, 2026 | Weeknight family dinner |
| Pepe's Cantina | Regency Court at Woodfield | Targeting Feb–Mar 2026 | Casual Mexican, group dinner |
| Maman (west Boca) | West Boca Raton | Coming later in 2026 | Brunch, French pastries |
The point of the table is not the count. It is the geography. Four of the five sit on roads that intersect with the route most Boca Chase households drive every day.
Why this cluster showed up now
West Boca's restaurant pipeline usually trails the housing pipeline by two or three years, and the housing side has been running hot. Planned along a West Boca corridor are nearly 1,000 GL Homes-branded residences, with two neighborhoods flanking Lyons Road next to Olympic Heights Community High School: a 649-home community called Lotus Edge and a 322-home unnamed community. Lotus Edge is marketed as a contemporary, gated community with resort-style amenities and a model center at 20393 Grand Cascade Avenue in Boca Raton. Add the older cluster of communities on either side of 441, and the rooftop count operators care about finally justifies a second location west of the Turnpike.
That is the through-line for what follows. These are not scattered updates. They are the first wave of chains and independents responding to west Boca finally reaching the density they underwrite for.
Morning: coffee and pastry inside ten minutes
Crema Gourmet on Yamato Road opened in April, serving fresh coffee and smoothies alongside a full menu of salads, sandwiches and pasta, with an all-day breakfast lineup so eggs, omelets, pancakes and toast stay available well past the morning rush. Yamato is the northern edge of Boca Chase, so this is the closest of the new openings for anyone in the community's north half. It reads as the more useful pick for a weekday: sit-down, real breakfast, no theatrics.
Weekend behavior is different, which is where Beignets & Brew fits. Beignets & Brew opened at the Polo Shoppes on April 1, with powdered sugar-covered pastries piled high with ice cream, drizzled with cinnamon roll icing, or served classic with café au lait, at 5050 Champion Blvd, Ste. D-8. Champion Boulevard is a short hop east of Boca Chase, and the concept is built for the exact use case west Boca has been missing: a Saturday morning stop with kids that is not a chain donut shop.
The third piece of the morning trio is not open yet. French café Maman is expanding into the area later this year with three new locations, including west Boca Raton, central Boca Raton and downtown Delray Beach; the brand has more than 50 storefronts and is known for its rustic charm and thoughtfully crafted menu, including limited items developed in collaboration with Martha Stewart, and diners can look forward to vegan, vegetarian and gluten-friendly options. Maman choosing a west Boca site is the more telling signal of the two coffee stories. A national brand with 50-plus stores does not open west of the Turnpike unless the daytime traffic numbers finally support it.
Dinner: the ten-minute weeknight
The Outback story is the one longtime residents will react to first. The chain opened a brand-new location at 8841 Glades Road on April 7, 2026, bringing its full menu back to West Boca after a six-year absence, since the previous location closed around 2020. The new restaurant sits at Glades Road and Lyons Road, near Michael's and TJ Maxx.
Six years is a long gap for a national chain in a corridor this size. It is also the clearest single data point in this post: the operator who left in 2020 has looked at the same rooftop count and demographic profile and decided the market can support a return. That is a read on west Boca's trajectory that a median price chart cannot give you.
A chain that walked away in 2020 and came back in 2026 is telling you what its site-selection team believes about the next ten years on Glades and Lyons.
The Mexican side of the dinner slate is Pepe's Cantina. A new Mexican restaurant is getting ready to open in the Regency Court at Woodfield, with the restaurant targeting opening in February or March, according to a published media account. The restaurant first opened in 2015 in Orlando, and the Boca Raton site will mark its eighth location. Regency Court sits along the 441 corridor south of Boca Chase's main entry point, which puts it in the "we can be there in seven minutes" category rather than the "we have to make a night of it" category. That distinction is the whole reason this cluster matters.
The through-line
Read the five openings as a list and you get a roundup. Read them as a map and you get a thesis: the perimeter of Boca Chase is being built into a real food radius for the first time. Yamato has a sit-down breakfast spot. Champion has a weekend pastry destination. Glades and Lyons has a returning national chain. Woodfield has a casual Mexican option. A French bakery brand is coming.
For a resident, that changes small decisions. Saturday morning does not require a drive to Delray. A last-minute weeknight dinner does not require a fifteen-minute commitment on Glades toward the beach. The trade you have been making for years, choosing between convenience and interesting food, is narrowing. It is not gone. Sundy Village and downtown Boca still hold the higher-end openings that get magazine covers. But the everyday-use gap is closing.
The other thing worth watching is what does not appear on this list yet: a west-of-Turnpike wine bar, an independent bakery, a full-service Italian that is not a chain. Those tend to arrive in a second wave, three to five years behind the chains. If you want a signal for whether west Boca is becoming a genuine dining node rather than a chain outpost, watch the 2027 and 2028 openings on Yamato and Champion. The first wave has already tipped its hand.
If you're thinking about the neighborhood itself
The commercial pipeline west of the Turnpike is the part of the Boca Chase story that never shows up in a listing. It is the reason a home here feels different to live in this year than it did in 2022, and it is the reason resale conversations increasingly turn on "what's within ten minutes" rather than square footage alone.
